Indoor Air Quality (IAQ) Assessments

Our surveys typically test for;

  • Temperature and humidity
  • CO2, CO, Ozone
  • Microbiological agents (mould, bacteria)

  • Volatile Organic Compounds (VOCs)
  • Dust – Particulate
  • Asbestos (airborne fibre monitoring)

Each of these factors can have different impacts on employee safety and performance. Whether too hot or too cold, temperatures can create an uncomfortable working environment. leading to sick days and low performance. Low humidity can lead to coughs and colds whilst a high level can lead to mould growth, which is a hazard in itself.

Formaldehyde and other VOCs from new furnishings and fittings can lead to irritation. Formaldehyde is now listed by Safe Work Australia as a known carcinogen.

 

Building Ventilation Surveys

We conduct building ventilation surveys to investigate the effectiveness of Heating Ventilation and Cooling (HVAC) Systems. These surveys include:

  • Desk top review of the maintenance, cleaning and testing of HVAC systems
  • Visual inspection for dust, moisture, mould and faults
  • Check that all dampeners are operational
  • Check cleanliness of pans
  • Checks for air leaks and overflow
  • Check motors and fan belts for excessive noise and vibration
  • Note ozone depleting substances (CFCs)

Building ventilation surveys should be conducted regularly. Doing so puts you in the best position to maintain your compliance and can often save time and expense by identifying issues early on.

Cooling Tower Surveys

Regularly checking and maintaining your cooling towers can reduce maintenance costs and the chance of litigation arising from health risks from bacteria. Our cooling tower surveys include:

  • Desk top audit of cooling tower systems maintenance and chemical treatment schedules
  • Corrosion coupons to identify issues and save money through preventative maintenance
  • Total bacteria testing, including legionella
  • Chemical checks
  • Crosschecking with the Australian Standard AS3666: Air-handling and Water Systems of Buildings – Microbial Control, to ensure your compliance

The information provided in a cooling tower inspection allows you to complete preventative maintenance and accurately budget for any changes you may have to make. Importantly, it can also minimise risks to building occupants.
